What actually makes up your payment

Principal

The portion that reduces your loan balance each month.

Interest

The cost of borrowing, based on your rate and remaining balance.

Taxes

Property taxes, usually collected monthly and held in escrow.

Insurance

Homeowners insurance, plus mortgage insurance on some loan types.

Loan types

Common financing paths

Availability and eligibility vary. Your lender confirms what applies to you.

Conventional

Not insured by a government agency. Down payment options commonly start around 3–5% for qualified buyers. Private mortgage insurance may apply below 20% down.

FHA

Insured by the Federal Housing Administration, often used by buyers with smaller down payments or shorter credit histories. Mortgage insurance premiums apply.

VA

Available to eligible veterans, service members, and certain surviving spouses. Often features no down payment requirement and no monthly mortgage insurance.

USDA

For eligible properties in designated rural areas with income limits. Several communities outside Monroe County may qualify.

Renovation loans

Products such as FHA 203(k) or conventional renovation loans finance the purchase and improvements together.

First-time buyer programs

State and local programs, including options administered by SONYMA, may offer favorable terms or assistance for eligible first-time buyers.
